Every month we read the newest published housing data for the Rio Grande Valley and South Padre Island and pull out what matters for buyers. This update uses Realtor.com's August 2026 McAllen report, Texas A&M Texas Real Estate Research Center data for July 2026, Realtor.com's South Padre Island page and recent RGV Business Journal reporting. These were the latest months available when it was written.

The short version: The McAllen metro has more homes for sale than a year ago, homes are taking longer to sell, and list prices have eased. On the island, homes sold for about 93% of asking in August. Buyers have room to compare and negotiate, though higher mortgage rates than a year ago affect monthly payments.

Texas A&M Texas Real Estate Research Center figures for July 2026, as compiled by KAT Realty, show 9.2 months of inventory in the McAllen metro, 3,280 active listings, 393 homes sold and a median sale price of $249,000, down 0.4% from a year earlier. Around six months of inventory is commonly treated as balanced (RGV Business Journal), so the McAllen area currently favors buyers.

Brownsville–Harlingen

The Brownsville–Harlingen metro is moving differently. RGV Business Journal reported just over six months of inventory and about 1,600 homes on the market in June, close to balanced. Through August, home sales there were down 17% over the year, while McAllen-area sales kept rising (RGV Business Journal).

South Padre Island

Realtor.com lists South Padre Island with a median list price of $500,000, down 2.89% year over year, and a median of $403 per square foot. Homes sold for about 93% of their asking price in August 2026, roughly 6.8% below list on average. Median days on market was 100, and there were 488 active listings, down about 10% from a year earlier. Realtor.com describes the island as a cool, buyer-favorable market. Island purchases also come with coastal details such as windstorm certificates and flood zones. Our South Padre Island pre-offer checklist covers what to review.

What this means if you are buying

1. Take time to compare

With more listings and longer time on market in the McAllen metro, you can usually see more homes before deciding. Make a short list of must-haves and compare several homes against it.

2. Negotiate on the full package

Price is only one lever. Depending on the home, buyers may ask about repairs, seller-paid closing costs or a rate buydown. On the island, the 93% sale-to-list ratio shows that offers below asking are common, but every home is different and the final price depends on the seller.

3. Plan for today's rates

RGV Business Journal noted that 30-year mortgage rates averaged about 6.72% in August 2026, up from roughly 6.41% a year earlier. Get pre-approved with a licensed lender before you shop so you know your payment, and confirm the details with them.
