McAllen, Mission and Edinburg are neighboring cities in Hidalgo County, and many buyers look at all three in the same search. The cities share a lot, but each has its own landmarks, its own pace of growth and its own mix of homes. Here is a side-by-side look built from public sources, to help you decide where to start your search.
The three cities by the numbers
The U.S. Census Bureau's QuickFacts tool lets you compare cities directly. These figures come from Census population estimates and the American Community Survey, so they describe the housing stock over several years, not today's asking prices.
| Measure (Census QuickFacts) | McAllen | Mission | Edinburg |
|---|---|---|---|
| Population estimate, July 1, 2025 | 150,640 | 88,992 | 110,700 |
| Owner-occupied housing rate, 2020–2024 | 59.5% | 71.4% | 53.3% |
| Median value of owner-occupied homes, 2020–2024 | $190,400 | $175,700 | $189,600 |
| Mean travel time to work, 2020–2024 | 21.9 min | 20.5 min | 21.8 min |
| Land area, 2010 | 48.34 sq mi | 33.99 sq mi | 37.63 sq mi |
| Land area, 2020 | 62.31 sq mi | 36.33 sq mi | 44.72 sq mi |
A few things stand out. Average commutes are close in all three cities, around 20 to 22 minutes, so a home in any of them can work for a job elsewhere in the metro area. McAllen and Edinburg both grew noticeably in land area between 2010 and 2020, while Mission grew less. The median values are survey-based and lag the market. McAllen: the region's air gateway and retail hub
McAllen is the largest of the three by population and land area. For anyone who travels, McAllen International Airport (MFE) is a big draw. The City of McAllen reported more than 1.2 million travelers at the airport in 2024, a record for commercial air service in the Valley. Nonstop routes change over time, so check the airport's website for the current list of airlines and destinations before you count on a direct flight.
Questions to ask about a McAllen home:
- How long is the drive to the airport and to the places you go most often, at the times you'd actually drive?
- Is the home in an older, established area or a newer subdivision on the edge of the city? The two can differ in lot size, drainage and HOA rules.
- What do the property records show? The Hidalgo County Appraisal District search covers every property in the county.
Mission: a high ownership rate and a major state park
Mission has the highest owner-occupied housing rate of the three, at 71.4% in the Census figures, and the lowest median home value. It is also home to Bentsen-Rio Grande Valley State Park, part of the World Birding Center network. Texas Parks and Wildlife reports that about 360 bird species have been recorded at the park, which has about 7 miles of trails and a two-story Hawk Observation Tower. The park's busy season runs September through April.
If you're drawn to Mission's west side, ask about:
- The flood zone. The FEMA Flood Map Service Center lets you search any address for its effective flood map.
- Utilities and road access for homes on larger lots or outside city limits.
- Any HOA or deed restrictions covering fences, outbuildings, RVs or short-term rentals.
Edinburg: the appraisal district and the main UTRGV campus
Edinburg is home to the Hidalgo County Appraisal District offices and to the UTRGV Edinburg Campus, the university's largest academic and research campus, which includes School of Medicine facilities. In 2024, the UT System Board of Regents approved a new 550-bed residence hall and dining complex on the Edinburg campus, with completion anticipated in early 2027, according to UTRGV.
Edinburg also has the lowest owner-occupied rate of the three in the Census figures, at 53.3%. If you plan to live in a home now and possibly rent it later, ask about:
- HOA rules on leasing and minimum lease terms
- Traffic and parking near campus at peak times
- Whether a newer subdivision has its own amenities and fees
New construction in all three cities
If you're considering a newly built home in any of the three cities, check these before you sign a builder contract:
- Read the builder's contract and warranty documents in full, and have a real estate attorney review anything you don't understand.
- Hire an independent inspector for key stages, not just the final walk-through.
- Check the lot on the FEMA flood map and ask the builder about drainage and the finished floor elevation.
- Look up the property and nearby parcels with the Hidalgo County Appraisal District, and ask the title company about every taxing unit that applies.
- Confirm the HOA budget, dues and any planned amenities in writing.
How to decide
Start with your daily routes, your budget and the kind of lot and home you want, then tour all three cities on a weekday and a weekend. This article is general information. For tax, insurance or legal questions, confirm details with a licensed professional.
When you're ready, search homes in McAllen, Mission and Edinburg or ask Texas RGV Real Estate to set up tours across all three cities.
